The Delray Beach Community Redevelopment Agency (CRA) is set to embark on an exciting project at 95 SW 5th Avenue. The goal is to develop a new commercial building that will provide affordable rental space, fostering economic development and revitalization within the Historic NW/SW 5th Avenue commercial corridor. One of the crucial decisions made for this project was the selection of Ahrens Enterprises, Inc. DBA Ahrens Companies for the construction work. Their expertise and experience will contribute to the successful realization of the vision for 95 SW 5th Avenue. As eager anticipation builds, the groundbreaking ceremony is scheduled to take place in July, pending confirmation.
Located within the Southwest Neighborhood, the CRA-owned property at 95 SW 5th Avenue is strategically positioned on the Historic NW/SW 5th Avenue commercial corridor. In 2010, a small public parking lot was constructed on the east side of the property, leaving the west side vacant for future development.
To promote economic growth and activate the Historic NW/SW 5th Avenue commercial corridor, the CRA engaged an architect in FY 2018-19 to prepare design and construction drawings for a commercial building that offers affordable rental space.
The project entails the construction of a new two-story commercial building, encompassing approximately 7,089 total square feet. The ground floor, spanning around 2,245 square feet, will feature the lobby, staircase, restrooms, elevator, and one commercial rental space accessible from SW 5th Avenue. The second floor, approximately 4,844 square feet, will house restrooms and two additional commercial rental spaces.
In line with the project’s goals, the existing parking lot, which currently has access from SW 1st Avenue, will be reconstructed. The upgraded lot will accommodate a total of five parking spaces, two of which will be ADA compliant. Additionally, the redesigned area will include parking space for six bicycles, promoting alternative modes of transportation and sustainability.
Preparation work for the project is set to commence on Wednesday, July 21, 2023. The entire project is estimated to last approximately 12 months from the start date, ensuring that the community can soon benefit from the enhanced commercial space.
