Transforming the 600 Block: Affordable Townhomes and New Opportunities for Downtown Delray
A new and exciting project is taking shape on the 600 Block of West Atlantic Avenue, and it’s one that promises to meet some of Delray Beach’s most pressing needs. The Delray Beach CRA is proud to announce plans for development that will bring 12 affordable workforce townhomes to this important downtown corridor.
“Affordable/workforce housing is needed everywhere in Delray Beach, and the CRA is focused on increasing the affordable/workforce housing options in the CRA District,” said Christine Tibbs, Assistant Director of the CRA. “This development project aims to build 12 affordable/workforce townhomes that are less than a block from West Atlantic Avenue — providing close proximity to I-95, shopping, dining, work, beach, schools, and more.”
What makes this project particularly innovative is its design. Each townhome will feature a two-story main building, a private internal courtyard, a detached garage, and an accessory dwelling unit (ADU) situated above the garage. The addition of ADUs offers homeowners unique flexibility — whether to accommodate a family member on-site or generate additional rental income.
“This design is unique and has not been done in the West Atlantic area,” Tibbs shared. “The accessory dwelling units open up so many possibilities for residents, offering a rare combination of affordability and versatility in the heart of downtown.”
The 600 Block development is part of a larger effort to continue revitalizing the area. It follows the successful completion of the Hatcher Construction & Development building on NW 6th Avenue and brings additional momentum to the neighborhood’s growth. In addition to the 12 townhomes fronting NW 7th Avenue, a new commercial building will be constructed on NW 6th Avenue near the Hatcher building, contributing to the mix of residential and commercial opportunities that the CRA envisions for this vital part of the city.
“Projects like this not only put vacant land to good use but also help create sustainable communities where people can live, work, and thrive,” said Tibbs.
Currently, the project is in the design phase, with the next step being submission to the City of Delray Beach for site plan approval. With careful planning and strong community support, this development will soon be another proud example of how the CRA is transforming Delray Beach — one block at a time.
