A New Chapter Begins for The Set with Affordable Medical Office Space
A long-vacant lot in the heart of The Set neighborhood has officially been transformed into a brand-new, community-driven commercial property. The building at 95 SW 5th Avenue is now complete and ready for tenant build-out — with space specifically designated for providers in the medical field.
According to Christine Tibbs, Assistant Director of the Delray Beach CRA, the project responds directly to a need expressed by local residents: greater access to affordable, community-based healthcare services.
“One need identified by the community is affordable, accessible medical practitioners – physicians, dentists, optometrists, mental health providers – that are located within the CRA District,” said Tibbs. “So this building is being positioned to be an affordable office space for medical service providers within The Set neighborhood to help meet that identified need.”
A Space with a Mission
The CRA’s commitment to revitalizing The Set goes far beyond bricks and mortar. It’s about impact — and this project reflects that.
“The potential impact that the building will have on meeting essential needs within The Set neighborhood, the CRA District, and the City as a whole is what we’re most proud of,” said Tibbs.
More than just a new building, the site offers a visible and strategic presence at a key intersection in the historic district.
“This building is at the corner of SW 5th Avenue and 1st Street and will serve as a recognizable landmark at the southern end of the historic 5th Avenue commercial corridor that was once a hub for Black businesses that the CRA has committed to revitalizing,” Tibbs said.
From Empty Lot to Neighborhood Landmark
Transforming the empty site came with its challenges. With limited space to work with, the CRA team carefully planned the layout to include on-site parking and three commercial units.
“The site is tight – so getting the site plan nailed down and actually constructed was an achievement in and of itself,” Tibbs said. “Having the ability to fit some parking on site along with three tenant spaces for hopefully three different medical service providers is a great achievement.”
Continuing the CRA’s Vision
The completion of 95 SW 5th Avenue marks another milestone in the CRA’s ongoing mission to reinvest in the community by repurposing underutilized properties in ways that benefit local residents.
“We took a vacant lot and turned it into a brand-new building that will meet the needs of the community – that is what the CRA’s entire mission is about,” said Tibbs.
