The Delray Beach Community Redevelopment Agency (CRA) has completed a major milestone along the historic NW/SW 5th Avenue corridor with the full renovation of 102 NW 5th Avenue. Purchased by the CRA in March 2024, the property has undergone a series of strategic upgrades designed to stabilize the building, enhance its appearance, and better support the local businesses that call it home.
Located directly across from the Edmonds Baine Building at 98 NW 5th Avenue, the revitalized property plays an important role in the CRA’s broader Focus on 5th Initiative — an effort centered on preserving the corridor’s history while increasing access to affordable, well-maintained commercial space for small and local businesses.
From Acquisition to Completion
When the CRA acquired the building last year, the goal was clear: address long-standing infrastructure issues and reinvest in a property that could continue serving the community for years to come. As CRA Assistant Director Christine Tibbs previously shared, the timing aligned with other recent redevelopment efforts in the area, allowing the CRA to build on momentum already underway along 5th Avenue.
Improvements were approached in phases, beginning with critical repairs. Early work focused on replacing the roof, improving insulation, and installing new interior ceiling tiles — steps that resolved existing water intrusion issues and stabilized the structure. From there, attention shifted outward.
Visible Upgrades, Lasting Impact
With foundational issues addressed, the CRA completed exterior improvements that have significantly changed the look and feel of the building. These updates included repairing exterior stucco, repainting the façade, resolving electrical issues, upgrading exterior lighting, replacing all windows and doors with commercial-grade impact materials, and repairing tenant signage.
For tenants, the improvements have been both noticeable and meaningful. The refreshed exterior and upgraded infrastructure signal long-term investment — not just in the building, but in the businesses operating inside it.
That impact is already being felt by longtime corridor businesses like Primos Precision Grooming. Owner CJ Grant shared, “The improved curb appeal brings great foot traffic for businesses like ours. Future interior development with additional parking. Great additions to the neighborhood in the community.”

The completed renovations reflect the CRA’s ongoing commitment to strengthening the NW/SW 5th Avenue corridor as a destination for neighborhood-serving businesses. By addressing deferred maintenance and improving the built environment, the CRA is helping ensure that properties like 102 NW 5th Avenue remain viable, attractive, and accessible for local entrepreneurs.
While the building is home to active tenants today, opportunities remain for future growth. Two connected units—108 and 110—are currently available as affordable commercial restaurant space, offering food-and-beverage entrepreneurs a chance to establish themselves in a revitalized corridor with increasing foot traffic and visibility.
