DELRAY BEACH, FL- The Delray Beach Community Redevelopment Agency (CRA) has issued a Request for Proposals (RFP) from qualified entities for the lease or purchase of approximately 7.4 acres of CRA-owned land in Downtown Delray Beach within the SW 600-800 Blocks of W. Atlantic Avenue, between SW 6th and 9th Avenues. The parcels are zoned for mixed-use development and located just minutes from I-95, and approximately 30 minutes from Fort Lauderdale International Airport and Palm Beach International Airport. Further, the Project Site is within walking distance of shops and restaurants in Downtown Delray Beach and 2 miles from the beach.
Over the years the CRA has heavily invested in the West Atlantic corridor and the surrounding neighborhoods as part of its Community Redevelopment Plan. Recent beautification projects have improved medians, sidewalks, landscaping, alleyways and streetscapes in the area. Other CRA investments have been made to upgrade and improve housing as well as assist area businesses. Notably, the Project Site is located in the West Atlantic Avenue Corridor (Sub-Area #3) of the Community Redevelopment Area known as “The Set”, which is a brand recently identified by the long-standing residential and business communities within and surrounding the West Atlantic Avenue corridor, from I95 to Swinton Avenue.
The vision for redevelopment of the Project Site is for a mixed-use project consisting of residential, office and retail uses, including the priority use of a full-service grocery store. Other priority uses include a pharmacy, financial institution, health and wellness facilities, and family entertainment venues as well as public/shared parking. In addition to the priority uses, other community benefits include a space for local small businesses, and a local hiring plan for subcontractors and laborers during construction, and job fairs. The project requires a residential component wherein workforce housing can be accommodated on-site or off-site on CRA-owned lots.
A pre-submittal meeting will be held at 2:00 pm on Wednesday, August 29, 2018, at Delray Beach City Hall, First Floor Conference Room, located at 100 NW 1st Avenue, Delray Beach, FL 33444. Attendance is on a voluntary basis. This will be the only opportunity for applicants to directly address CRA staff regarding the RFP.
